Commercial property runs on a different set of rules than residential. The building matters, but the lease terms, the zoning and the operating costs usually matter more — and those are the things that are hardest to see on a walk-through.

Is the use you have in mind actually permitted?

Start here, before anything else. A space that looks perfect can be the wrong land-use designation for what you intend to do in it, and a change is neither quick nor guaranteed. Confirm the permitted use in writing, and confirm what would be required if you ever wanted to change it.

What is the real occupancy cost?

Base rent is only part of the number. Operating costs — property taxes, insurance, common area maintenance, utilities, management — can add a substantial amount per square foot, and they move over time. Ask for the actual history rather than an estimate, and ask what is included and what is billed back.

Who is responsible for what?

Roof, structure, HVAC, parking lot, snow removal. In some agreements these sit with the landlord; in others they land squarely on you. A rooftop unit at the end of its life is a very different conversation depending on which column it falls in.

Does the space work for your operation?

Think about the practical side: parking ratio for staff and customers, loading and access, ceiling height, power supply, floor drains, signage rights and visibility from the street. These are the constraints that are expensive or impossible to fix later.

What does the term actually commit you to?

Length, renewal options, escalation, personal guarantees, restoration obligations at the end, and what happens if you need to assign or sublet. A favourable rate on a term you cannot get out of is not a favourable deal.

What is the improvement allowance — and what does it cover?

If the space needs work, establish early who is paying, what standard the work will be finished to, and whether any of it is recoverable. Get it in the agreement rather than in an email.
